Terms & Conditions & timelines of the EOI Process & Booking Process

1. This is not a booking application. This is only an Expression of Interest (EoI) at “Project” towards reserving/ confirming your participation at the official booking allotment.
2. The Validity period of Expression of Interest (EoI) for said “Project” is till 15 days from the EOI date or 31 July 2020, whichever is earlier only.
3. The Expression of Interest (EoI) does not guarantee the allocation of any apartment / plot(s) / row villas(s) to the proposed customer.
4. This EoI can be converted to a booking application when called upon by the company at an appropriate time, when the company officially opens the allotment window for the project.
5. During the functioning of the allotment window, more details required for the booking shall be communicated, such as specific plans, exact area, inventory and exact pricing and you may choose your preferred apartment / plot(s) / row villas(s) on the basis of the availability.
6. The price mentioned herein is indicative only.
7. The selection and allotment of apartment / plot(s) / row villas(s) is subject to availability.
8. This EOI does not constitute an offer, contract, advertisement or booking.
9. As part of the EoI process, an Applicant is required to fill in this EoI form, pay the EoI Token of Rs. 50,000. Only those Applicants who have filled this EoI form and paid the EoI amount of Rs. 50,000/- are eligible for allotment process, subject to realisation of the EoI Token.
10. To convert this EoI to a booking application, the applicant is required to fill in the booking application form, select a specific apartment / plot / row villa, sign the cost sheet, and
    • Provide a post-dated cheque for an amount equivalent to 9.9% of consideration value of apartment / plot / row villa chosen (Less: EoI Token of 50,000/- ), as specified in the respective cost sheet;
    • Select an apartment / plot / row villa;
    • Sign the cost sheet;
    • Fill up the booking application form;
    • Submit the required KYC details;
11. The entire EoI Token of Rs. 50,000 will become non-refundable after:
    • Conversion of EoI into booking, (OR)
    • Unit Selection, (OR)
    • Expiry of booking window in case it is not converted into booking by then, i.e. by 15 days from the EOI date or 31 July 2020, whichever is earlier
12. In the event the customer wishes to withdraw the EoI and wants a refund of the EoI amount of Rs. 50,000, a formal withdrawal request must be sent to the following email ID on or before 15 days from the EOI date or 31 July 2020, whichever is earlier.

    • Withdrawals after 15 days from the EOI date or 31 July 2020, whichever is earlier will not be permissible & the EoI amount will be forfeited and EoI stands cancelled.
13. If the applicant choses to opt out after the allotment window, apartment/ plot(s) / row villa(s) selection and executing the application form, the terms & conditions of the application form shall supersede that of the EoI and the booking amount paid till date of cancellation shall stand forfeited.
14. The Company reserves the right to accept or reject the EoI at its sole discretion and without assigning any reason for the same.
15. For valid withdrawals only (applied for by 15 days from the EOI date or 31 July 2020, whichever is earlier): The refund amount (if applicable) will be credited to the original payee within 60 working days from the receipt of EoI withdrawal request email. In this regard no other channel of communication will be considered valid.
16. Post apartment/ plot(s)/ row villa(s) selection (i.e. filling booking application form), if the Applicant wishes to cancel his/her booking then the entire amount paid as on cancellation date (Upto 9.9% of consideration value) would be forfeited.
17. Any rights in the apartment/ row villa(s)/ plot(s) shaII commence/accrue onIy upon completion of payments as per payment schedule & registration of agreement upon 9.9% payment.
18. The company reserves the right to encash the refundable EoI amount paid without any prior notice.
19. The entitlement to avail any offer applicable during the EoI window or allotment window is subject to realization of the EoI amount
20. The Applicant must enter into an Agreement within 30 days from the date of Application. The agreement must be registered by paying stamp duty & registration fees to Govt. as per the applicable Acts/ Law of the Land along with the corresponding legal charges.
21. This EoI process terms hereof shall supersede all other prior discussions and correspondence (written or otherwise) between the Applicant and the company till the execution of the application form. After the execution of the Application form, the Terms of Application (TOA) enclosed to it shall become binding and shall supersede all the previous terms.
22. The company reserves the right to change any dates mentioned in the EoI form, and such changes will be communicated to customers with reasonable notice and within reasonable time.
